Now you know why people want to do their own work on their houses. But I have been following your plight with some interest. Its been quite a while since I have purchased any real estate. Does everything wrong with a house have to be fixed by the seller?
Say I was going to buy a used car, if I found things wrong with it, I wouldn't expect the seller to fix everything first, it would just be "as is" and I the buyer would deal with any problems.
Are houses different? I seemed to remember all the houses I looked at needed at least something, some quite a bit. Or is it, as I suspect, just on a case by case basis, whatever you can negotiate?

There's no sugar in mine either.
As for the house, you can work it several ways:
1) have the seller fix everything, and trust that the people who did the work did a good job.(yeah, right)
2) have them give you a credit at closing, and the bank makes you show that you've had the work completed.(my lender won't approve this)
3) ask them to drop the price of the house by the estimated cost of repairs, and fix it yourself.
my lender wants to go with option #3. The sellers don't want to drop the price enough to cover repairs, most of which are safety issues. They've admitted to knowing about them for ages. Therein lies the headache.
That does sound like quite the headache Nettie. My guess is they want to half as$ fix the problems themselves so you would have even more work to do and money to spend. Quite the sticky situation.
Speaking of headaches...I've had my migraine for two days now and slept horribly last night, too.

Sorry to hear about that nettie. Hope you can get that all worked out. My business associate keeps reminding me its only money, but he has a $9,000,000 trust him and his sister live off of. Even money aint cheap any more.
I'll finish up my Hazelnut coffee then switch over to iced tea once the weather starts to heat up (currently 91 - but "feels like" 101 w/the heat index - and it's only 10:30am).
Nettie, I'm feelin' for ya' girl! When we bought our ca. 1901 house 15 yrs ago there were all kinda probs that were to be expected from an older home. We were lucky enough to have a #3 scenario - without hesitation the sellers were willing to come off the price after we presented them w/the list of repairs/estimated costs that we deemed necessary for us to sign on the dotted line.
If the repairs are safety-related, perhaps there are local building codes you can invoke to bolster your case and get them to drop the price?
And if that doesn't work out, perhaps Boomer's business partner is lookin' for a wife...?

Hey I asked him to adopt me and he just gave me that glazed over deer in the headlight stare.
They have my last word on the table as we speak, a kind of shared expenses/drop the price thing. I'll know tomorrow. If they don't cave in, I'm walking. They have to fix the electric service. It a house wide and garage safety issue. The rest, well, I know several licensed trained "guys".
